We're auctioneers first, and our trained eyes walk every property looking for the things that deserve a second life under the hammer: furniture, tools, jewellery, collectables, the lot.
Everything saleable goes into our weekly auction here in Piddington, where thousands of bidders compete for well over a thousand lots every weekend. Whatever your items fetch is deducted from the cost of your clearance - all set out in writing before we start. If the hammer total beats the bill, the difference is paid to you.

Clearing the home of someone you've lost is one of the hardest jobs an executor or family member can face - practical and emotional at the same time. We'd like to make it easier. As a small, family-run team ourselves, we never forget that the boxes we carry hold somebody's memories: we work quietly, respectfully and entirely at your pace, whether that means clearing next week or holding off until probate is granted. There is no rush and no pressure.
Before anything leaves the property, we search carefully through every drawer, cupboard and room for the things that matter - wills, deeds, share certificates, bank paperwork, photographs, jewellery and keepsakes - and set them safely aside for you. And because we're auctioneers as well as clearance specialists, we can provide written valuations of the contents for probate and inheritance-tax purposes, prepared on an open-market basis and presented in a format your solicitor can use directly. Items of value are then sold through our weekly auction, with the proceeds returned to the estate - often covering the clearance cost entirely.

- Nothing precious is ever lost. Documents, photographs, jewellery and keepsakes are carefully set aside and handed to you - every drawer checked, nothing discarded without your say-so.
- Written probate valuations. Realistic open-market valuations of house contents for probate and inheritance-tax purposes - the basis HMRC expects - prepared by the auctioneers who value thousands of lots a week.
- Value returned to the estate. Saleable items go into our weekly auction and the proceeds are credited back - often covering much, sometimes all, of the clearance cost.
- You don't need to be there. We can collect keys from your solicitor, estate agent or a neighbour, and send photos as the work progresses and once each room is clear.

We clear
Our own team clears room by room. Keepsakes are set aside, saleable items head back to the saleroom in Piddington, and the rest is reused, donated or recycled. We finish with a sweep-through.
Under the hammer
Your items are catalogued and sold in our weekly auction, and the proceeds are settled against your bill. If they raise more than the clearance cost, we pay you the difference.
